Karnataka State Cooperative Societies official visited Rajasthan Apartment, Dwarka


The Officers of Karnataka State, Cooperative Societies visited Rajasthan Apartment, Dwarka along with the Officers of Registrar Cooperative Societies, New Delhi on 22nd February 2012. 


Four Officers of Karnataka State, Cooperative Societies Sh. Munjappa, Additional Registrar, Banglore, Sh. M.D. Narsimha Murthy, Deupty Registrar, Banglore, Sh. Guruswami, Deupty Registrar, Banglore and Sh. Prakasha Rao, Deupty Registrar, Mysore alongwith Sh. G. P. Singh, Additional Registrar, New Delhi, Sh. Rajesh Kumar Assistant Registrar, Central New Delhi and Sh. R. K. Mudgil the officers of Registrar Cooperative Societies Delhi visited Rajasthan Apartment, Dwarka to study the day to day functioning of Group Housing Societies in Delhi.

The visiting Officers were welcomed in traditional style by the priest of Gauri Shankar Temple, situated in the campus of Rajasthan Apartment with chanting of mantras in presence of the Officer Bearers and members of Rajasthan Apartment.

Hony. Secretary Sh. P. S. Singh, Advocate introduced the officers with the Managing Committee Members and residents of the society. The officers were briefed and shown the various facilities installed in the society like commercial Reverse Osmosis Plant for interrupted water supply, four shops for convenient shopping, Separate water meter for all 216 flats, Community hall, swimming pool, facilities of out-door and In-door games, children play ground etc.

The officers discussed about the procedure and requirement for forming Group Housing Society in Delhi, rules of membership, transfer of share, and allotment of land by the land owning agency (DDA), cost of land, allotment procedure / criteria as well as requirement of documents for loan by the members of the society in case of pre allotment and after allotment. They examined the day to day affairs like election procedure, sale and purchase of flats, transfer of flats on the name of purchaser, lease hold and freehold rights, various taxes being collected by the local authorities and audit of accounts of the society.

They also discussed the grey area in the Act and Rules as well as various difficulties being faced by the Societies in the day to day functioning. The procedure for calling Annual General Body Meeting and Special General Body Meeting and power to frame by-laws and various rules for the welfare of its members.

The officers were glad to know the sound financial background of Rajasthan Apartment and also the monthly maintenance charges which is just Rs. 750/- per month. They also invited the office Bearers and members to their own state for such education trip.

The visit ended with sumptuous refreshment and happy note/ vote of thanks by the President Sh. Manmohan Jain.
